Here are the most frequently asked questions we hear — and the straight answers you need. 

What is a Mortgage Location?  

A Mortgage Location is used in Ohio to illustrate the property lines as described in the deed transferring, the location of structures (like the house, garage, fences), and any easements or encroachments.  

Key Points: 

  • It is not a boundary survey
  • It’s required by many lenders and title underwriters to issue title insurance. 
  • It helps identify encroachments, easements, or setback violations before closing. 

How is a Surveyor Location Report (SLR) Different?  

A SLR is essentially Indiana’s version of a Mortgage Location — a limited scope survey prepared specifically for the real estate transaction process. It’s a detailed map or drawing of a property that shows its boundaries per a provided legal description, location of buildings and improvements, and other relevant features such as visible utilities and right of way lines. 

Think of it as a snapshot of property conditions that is ideal for residential real estate transactions where a full boundary survey isn’t required. Similar to a Mortgage Location, it is not a Boundary Survey, so boundary lines are not calculated or certified. But it is enough to identify red flags like encroachments, setback violations, or improvements outside the lot lines.   

Is a SLR Legally Binding?  

No. An SLR is not intended for construction or legal disputes. It’s a professional opinion based on existing public records and observable features. While extremely helpful for underwriting and real estate closings, it should not be used to define property lines or settle boundary issues. 

For that, a Boundary Survey is required. 

Why Do Lenders and Title Companies Request a Mortgage Location or SLR?  

Lenders and title companies rely on Mortgage Locations/SLRs to: 

  • Confirm no structures cross property lines. 
  • Check for encroachments (like fences, garages, or sheds). 
  • Validate setback compliance with zoning ordinances. 
  • Identify possible issues that could delay or derail closing. 

A Mortgage Location | SLR provides a layer of protection for everyone involved in the real estate transaction and is often a requirement for issuing title insurance.  

If there is no valid survey on file, your title insurance will not cover any problems that would have been revealed by a survey. Furthermore, even if an underwriter issues a homeowner’s title insurance policy with a survey from the previous owner, the new owner will not be covered for title claims relating to boundary issues. These issues will be listed as exceptions in the title commitment. Usually, the only way to remove these exceptions with your title insurer is to obtain a new survey. 

How Long Does It Take to Complete a Mortgage Location or SLR?

It’s accurate enough for title purposes but not intended for construction. It relies on public records, plats, and visible improvements — not setting new boundary monuments. 

How Much Does It Cost?  

Costs can vary depending on location and property type, but Mortgage Locations and SLRs are typically more affordable than full Boundary Surveys. For title companies and lenders, they are performed at standard prices on a two-tier system that you can view here

Can a Homeowner Request a Location Survey?  

Absolutely, especially if you’re refinancing or working with a lender that requires one. But homeowners should understand that an SLR is not sufficient for property improvements like fence installation, additions, or resolving disputes. In those cases, a Boundary or ALTA survey is the appropriate next step. If you are a homeowner in need of an SLR or Mortgage Location, please work with your Title Company to facilitate the order as they will have the appropriate documents needed. 

What Happens If an Issue Is Found with My Location Survey?  

If your Mortgage Location or SLR reveals a potential issue, like a fence encroaching into a neighbor’s lot, McSteen will flag the concern and alert the ordering party.  Title and lender typically determine if additional action is needed. In some cases, they may require a boundary survey or resolution before closing.  They may also: 

  • Delay closing until a resolution is negotiated. 
  • Work with the underwriter on endorsements or exceptions.
