Expanded Service Area in Indiana

We help safeguard real estate with high-quality land surveys, draw inspections, and utility location services. We are as committed to delivering a customer-crafted experience to our partners as we are to providing our team members with a workplace culture that encourages growth, creativity, and a balanced life.

With our purpose clearly defined, our focus is the company’s growth in terms of both size and geographic footprint served. In 2023, we initially expanded our Mortgage Location and Draw Inspection services to Eastern Indiana, and we are now pleased to share that we cover 22 Indiana counties.

These include Boone, Hamilton, Madison, Delaware, Randolph, Hendricks, Marion, Hancock, Henry, Wayne, Morgan, Johnson, Shelby, Rush, Fayette, Union, Decatur, Franklin, Ripley, Dearborn, Ohio, and Switzerland counties.

Mortgage Locations | SLR

Used solely for title insurance and mortgage lenders, a Mortgage Location or SLR confirms that what is described in the property’s deed is transferring in real life as part of a real estate transaction. While there are slight differences among states, in general, this type of report shows the property lines per the legal description and any recorded easements, right of ways, etc., that the title company provides.

The surveyor is made aware of these and also locates any improvements on the lot such as the house or commercial building, sheds, fences, driveways, and pools. Likewise, Mortgage Locations | SLRs determine whether any neighboring improvements encroach on the subject property being transferred.

Construction Draw Inspections

Offering Construction Draw Inspections throughout the entire state of Ohio, McSteen also now offers inspections in surrounding counties in Pennsylvania, Michigan, Kentucky, and now an expanded service area in Indiana.

To ensure the project is completed on time and on budget, a builder will send draw requests for labor and materials according to a draw schedule. The lender then disburses funds based on those draw requests and on confirmation of construction progress.

Lenders rely on a draw inspection to determine construction progress for funds to be released. Draw inspections help to mitigate risks inherent to construction projects through regular on-site inspections with experienced draw inspectors who become the eyes and ears for the lender on the job site.

We are proud to be a trusted partner for our clients, whether it is for Mortgage Locations, Construction Draw Inspections, Land Surveying, or Utility Location.
