Mortgage Locations | SLRs

What is a Mortgage Location or Surveyor Location Report (SLR)?

Used solely for title insurance and mortgage lenders, a Mortgage Location (used in Ohio) or SLR (in Indiana) confirms that what is described in the property’s deed is transferring in real life as part of a real estate transaction. While there are slight differences among states, this type of report generally shows the property lines per the legal description and any recorded easements, right of ways, etc., that the title company provides.

Our Service Area

We service all 88 counties in Ohio, as well as 22 Indiana counties, including Boone, Hamilton, Madison, Delaware, Randolph, Hendricks, Marion, Hancock, Henry, Wayne, Morgan, Johnson, Shelby, Rush, Fayette, Union, Decatur, Franklin, Ripley, Dearborn, Ohio, and Switzerland counties.

When You Need a Boundary Survey

A Mortgage Location or SLR does not determine boundary lines, so this product is not intended for the use of the buyer in making purchase decisions, property improvements, or defending boundary line disputes. The property owner will want to request a boundary survey for these matters.

While a Mortgage Location or SLR serves its specific purpose, property owners involved in property improvements, or boundary disputes require a more comprehensive solution. This is where the distinction lies – understanding when to transition from a Mortgage Location or SLR to a Boundary Survey empowers property owners to make informed choices.

Why Do You Need a Mortgage Location | SLRs?

Title companies often require a Mortgage Location | SLR as part of the real estate transaction process to ensure accuracy and mitigate risk. Here are several reasons why Mortgage Locations | SLRs are essential for title companies and lenders:

  • Verification of the Legal Description: Mortgage Locations | SLRs provide precise information about the legal description of a property’s boundaries, including any encroachments or easements. This verification helps title companies identify any discrepancies that may affect the transfer of ownership.
  • A legal description is a detailed and precise description of a property’s boundaries and location. It is used to uniquely identify a parcel of land in legal documents such as deeds, mortgages, and property surveys.
  • Identification of Improvements: The mortgage location | SLR identifies existing improvements on the property, such as buildings, fences, driveways, and visible utilities such as overhead wires. This information is crucial for determining the property’s value and assessing its suitability for mortgage financing.
  • Risk Mitigation: By hiring a surveyor to conduct a Mortgage Location | SLR, title companies can identify potential title issues or conflicts that may arise during the transaction process. Addressing these issues proactively helps mitigate risk and prevents delays or disputes during or after the property transfer.
  • Compliance with Lender Requirements: Lenders often require Mortgage Locations | SLRs to ensure that the property meets their lending criteria. By confirming survey data, title companies help lenders determine the risk associated with the mortgage loan and issue the appropriate level of title insurance (lots coming on title insurance next!) accordingly.
  • Protection of Investment: For both buyers and lenders, a property purchase represents a significant investment. Mortgage Locations | SLRs offer added assurance that the property boundaries as described in the deed are accurately defined, confirm the correct property is transferring and reduce the risk of future legal challenges or disputes that could jeopardize the investment.
