Boundary surveys and ALTA surveys have similar starting points, however, a boundary survey only shows the boundary lines between two plots of land while an ALTA survey shows improvements, easements, and other details in addition to boundary lines.

Boundary Survey

Performed to locate, describe, monument, and map precise boundaries and corners of a land parcel. 

Typically used for both residential and commercial properties:

  • Ordered by property owner
  • Highly accurate calculations of property lines
  • Can be used for construction and improvement projects 
  • Ensures proper placement of land improvements to avoid encroachments

ALTA Survey 

Utilizes universal standards set by the American Land Title Association (ALTA) and the National Society of Professional Surveyors (NSPS).

Typically used for large commercial transactions:

  • Ordered by a lender, title company, or attorney
  • Validates the security of a project for the lender so that the property owner can obtain financing 
  • Allows the property owner to secure Title Insurance
  • Indicates boundaries and also divulges survey risks
  • Higher accuracy and detail
