In a recent conversation with McSteen President, Molly Woeste said the focus of the coming year is on expanding the McSteen service areas across all service lines: Surveys, Mortgage Locations and Construction Draw Inspections. “We have such a great foundation and an incredible team, how could we not look at expanding?”
“All the building blocks were there and ready. As our clients began to ask us more and more frequently for expansion into surrounding states, the timing and the transition plan just felt right. We’ve been hard at work setting the stage with our systems to be able to take the leap. It’s been an exciting start that we look forward to building on next year.”
One of the core fundamentals of McSteen, growth of the company is focused on both the size and the geographic footprint served. At McSteen, we are fortunate, Molly notes, that “much of the expansion is at the direct request of our clients, many of whom are also in a growth mindset.”
This regional expansion, she explains, helps McSteen to walk alongside our clients as they expand. “We are expanding to meet the needs of our clients in a way that ensures we don’t lose the personal relationships that differentiate us from others in our industry. We have a growth mindset, but not to the detriment of our clients and our relationship with them.”

In addition to our all Ohio presence, McSteen is now quoting our entire suite of survey services in Northern Kentucky and Eastern Indiana, with a goal of expanding further into both states in 2023.

Mortgage Locations
With more than 50+ years of experience, McSteen now offers Mortgage Locations in bordering counties in Indiana and Kentucky, in addition to servicing the entire state of Ohio.
Used solely for title insurance and mortgage lenders, a Mortgage Location confirms that what is described in the property’s deed is what is actually transferring in real life as part of a real estate transaction. It also identifies the major buildings on the property such as the house, garage, and sheds, as well as whether the improvements encroach on any neighboring properties or easements. Likewise, these Location Reports determine whether any neighboring improvements encroach on the subject property being transferred.
Typically when financing the purchase of a property, the lender will require a Mortgage Location as a condition of the mortgage. The mortgage lender wants legal documentation of the real estate they will be holding an interest in, what structures are on the property, and where they are in relation to the property lines.
Construction Draw Inspections
Offering Construction Draw Inspections throughout the entire state of Ohio, McSteen also now offers inspections in surrounding counties in Pennsylvania, Michigan, Indiana, and Kentucky.
To ensure the project is completed on time and on budget, a builder will send draw requests for labor and materials according to a draw schedule. The lender then disburses funds based on those draw requests and on confirmation of construction progress.
Lenders rely on a draw inspection to determine construction progress in order for funds to be released. Draw inspections help to mitigate risks inherent to construction projects through regular on-site inspections with experienced draw inspectors who become the eyes and ears for the lender on the job site.
